RENTING OUT HOTEL ROOMS

Dop Rental is increasingly approached to advise hotels on the possibilities of Short-Stay. In many cases, this can provide a solution for achieving stable occupancy. Depending on various factors, including local regulations, we develop a plan of action together. Since hotel operations are often tied to specific seasons, flexibility has become a core value within this concept. Each location is different and requires a specific approach. Even for (international) organizations with the same hotel concept, we look at the possibilities per location. It is not necessary to rent out the entire hotel through the Dop Rental Short-Stay concept. In many cases, in consultation with the respective hotel, a selection of rooms is made, creating a very interesting model of regular hotel room rental combined with the Short-Stay concept.

UNIQUE SHORT-STAY CONCEPT

Over the past few years, we have been able to further develop the Dop Rental Short-Stay concept. Matching a suitable tenant with a hotel room for an extended period creates an entirely new business model in a time when every booking is uncertain for many hotels. Occasionally, hotel rooms do not fully fit the Short-Stay concept, so alternative layouts are considered. Sometimes, a different room layout or installing a pantry can greatly increase rental possibilities and rentability. Apart from renting out hotel rooms, we have gained experience, in collaboration with the hotel’s F&B department, by generating various additional income streams. In a personal consultation with one of our advisors, suitable possibilities can be discussed for your hotel as well. It is always custom work, and the concept must of course match the hotel, but also the guests.

In consultation with the hotel, we work on the appropriate agreements between the hotel and the guests. Our rental agents have years of experience and can also legally assist in making the right agreements according to the applicable legal guidelines. As regulations often change, we maintain continuous contact with the client to keep things correct and transparent. It is also essential to consult with the municipality about the possibilities for your establishment.

FINANCIAL ADMINISTRATION

In consultation with the hotel, we examine the proper procedure where Dop Rental can also take care of the entire financial administration. The administration is then completely streamlined and managed for you. The follow-up and processing of outstanding rent payments or the handling of security deposits also run through our office. NATIONAL MARKETING CAMPAIGN

Through various offline and online campaigns, including diverse real estate networks, we find suitable tenants in consultation with the hotel. By conducting a targeted background check, the focus is on a strict payment handling and limited vacancies. With a good selection, you ensure that you receive the right guests in your hotel. For hotels with multiple locations, we make a specific plan of action for each site. We have found that each hotel needs a different marketing strategy to ensure maximum occupancy.
